Our head office is Unit 15, First Floor, 65 The Broadway, Southall, UB1 1JY and our registered office is Unit 15, 65 Himalaya Shopping Centre, The Broadway, Southall, UB1 1JY. In these Terms, “Kee2Kee”, “Kovent”, “we”, “us” and “our” refer to KOVENT ESTATES LTD where appropriate.
1. About these Terms
These Terms govern access to and use of the Kee2Kee website, mobile application, landlord or advertiser portal, messaging features, property listings, matching tools and related services (together, the “Platform”).
They apply to visitors, renters, prospective tenants, flat-sharers, landlords and other authorised property advertisers. Additional terms may apply to a particular paid product, professional service, referencing product or other feature. Where additional terms apply, we will make them available before you agree to use that service.
2. By using Kee2Kee you accept these Terms
By accessing the Platform, creating an account, joining a launch list, uploading a property, sending an enquiry or otherwise using Kee2Kee, you agree to these Terms and to comply with them.
If you do not agree, you should not use the Platform.
3. What Kee2Kee is — and is not
Kee2Kee is a property discovery, marketing and matching platform designed to help renters and flat-sharers discover accommodation and help landlords or authorised property advertisers market properties and receive relevant interest.
A listing, profile, swipe, saved property, match, message, viewing request or enquiry is not:
- an offer or acceptance of a tenancy;
- a guarantee that a property remains available;
- a guarantee that a landlord will accept a renter;
- a guarantee that a renter will proceed with a property;
- legal, financial, mortgage, tax, survey or immigration advice; or
- confirmation that all checks required for a tenancy have been completed.
4. Eligibility, registration and account security
You must be at least 18 years old to create an account, submit a property enquiry, advertise a property or use the Platform for the purpose of entering into a rental arrangement.
You must provide information that is accurate and reasonably complete. You must keep your account credentials confidential and tell us promptly if you believe your account has been accessed without permission.
You must not create an account using another person’s identity without lawful authority or create accounts intended to mislead, evade restrictions or manipulate the Platform.
5. Renters and flat-sharers
Renters may create a reusable profile containing search preferences and other information intended to help landlords or advertisers understand their enquiry. You are responsible for ensuring that information you provide about yourself is accurate and not misleading.
When a landlord or advertiser requests further information at a later stage, you should provide only information that is reasonably necessary for that rental process and use the secure method made available or requested by the relevant professional.
Identity documents, financial information and legal documents should not be treated as necessary merely to browse properties. They may become necessary when a landlord, agent, referencing provider or other authorised party legitimately requires them for the next stage of a proposed tenancy.
6. Landlords, agents and other property advertisers
You may only advertise a property if you are the landlord, owner, authorised agent or otherwise have lawful authority to market the property and deal with enquiries about it.
If you upload or manage property listings, you agree that you will:
- provide accurate, transparent and up-to-date information;
- include material information required by applicable UK law;
- not omit information where that omission would make the listing misleading;
- have the rights and permissions needed to use all photographs, videos, floorplans, descriptions and other materials;
- not advertise a property that you know is unavailable, fictitious or not genuinely being offered;
- update or remove the listing without undue delay if the property is let, withdrawn, becomes unavailable or materially changes;
- comply with applicable equality, housing, consumer, advertising, data protection and property laws; and
- not use the Platform to demand unlawful fees or payments.
We may request evidence of your identity, authority to advertise or ownership/agency relationship where reasonably necessary for safety, fraud prevention or compliance.
7. Property listings and material information
Property descriptions, photographs, prices, locations, availability, measurements, amenities and other listing information must be presented accurately and fairly.
Landlords and advertisers are responsible for the integrity of the listing information they provide. Kee2Kee may format, categorise or make reasonable editorial changes to improve presentation, but this does not transfer responsibility for the underlying factual information.
We may carry out moderation, automated checks or other verification measures, but unless a specific item is expressly described as verified, users should not assume that we have independently verified it.
Prospective renters should make their own enquiries and satisfy themselves about a property before entering into any binding agreement or sending money.
Nothing in these Terms reduces any responsibility KOVENT ESTATES LTD has under applicable law where Kovent Estates itself is the instructed estate or letting agent responsible for marketing a property.
8. Swipes, matches, enquiries and messaging
Kee2Kee is designed to make property interest clearer. Depending on the version of the Platform:
- a renter’s right swipe or similar action may automatically send an enquiry using selected information from the renter’s reusable profile;
- a landlord may review renter profiles or expressions of interest;
- some communication features may only become available after mutual interest or another matching condition is met; and
- certain contact information, viewing information or full property details may be withheld until the relevant stage of the interaction.
A match score, ranking, recommendation or suggested property is generated to assist discovery only. It does not amount to professional advice or a guarantee of compatibility, suitability, affordability, acceptance or tenancy.
9. Content you provide
You retain ownership of photographs, descriptions, profile information and other content you lawfully submit to Kee2Kee.
You grant us a non-exclusive, worldwide, royalty-free licence to host, reproduce, resize, format, display and distribute that content only to the extent reasonably required to operate, secure, improve and promote the Platform and the relevant property or profile while the content is active, together with any reasonable technical backup period.
You confirm that you have the rights and permissions needed to provide the content and that it does not infringe the rights of another person.
We may remove or restrict content where we reasonably believe it is unlawful, misleading, discriminatory, unsafe, infringing, fraudulent, inappropriate for the Platform or in breach of these Terms.
10. Acceptable use
You must not use Kee2Kee to:
- commit, encourage or facilitate fraud;
- impersonate another person or misrepresent your authority;
- harass, threaten, exploit or unlawfully discriminate against another user;
- send spam, bulk unsolicited marketing or irrelevant commercial solicitations;
- upload malicious software or interfere with Platform security;
- attempt to bypass access controls, authentication or safety features;
- scrape, crawl, harvest, systematically copy or extract Platform data without our written permission, except where applicable law prevents us from restricting that activity;
- reverse engineer or attempt to derive source code except where the law expressly permits it;
- use Platform content or data to build a competing property database, service or AI model without our written permission; or
- use another user’s personal data for a purpose unrelated to the genuine property enquiry or transaction for which it was provided.
11. Kee2Kee intellectual property
The Kee2Kee name, logo, interface, software, code, design, branding, database structure, original written content and other Platform materials are owned by or licensed to KOVENT ESTATES LTD and are protected by intellectual property law.
You may use the Platform for its intended purpose. You may not copy, republish, sell, commercially exploit or create derivative products from our protected materials without permission, except where the law allows it.
12. Fees, payments and future paid services
The current Kee2Kee pre-launch waitlist is free.
If we introduce paid landlord services, subscriptions, listing packages, premium features or other chargeable services, we will show the applicable price and material payment terms before you commit to the purchase. Additional commercial or product-specific terms may apply.
Unless a Kee2Kee feature expressly states that a payment is being collected by us or by an identified payment provider on our behalf, rent, tenancy deposits, holding deposits and other property-related payments are arranged separately between the relevant parties.
Never send money solely because another user creates urgency. Verify the identity of the recipient, the property and the reason for the payment first.
13. Third-party services and links
The Platform may contain links to or integrations with third-party services such as mapping, referencing, identity, payment, messaging, analytics or other property-related services.
Third-party services may have their own terms and privacy notices. We are not responsible for a third party’s independent service, content or acts, but nothing in this clause limits liability that cannot lawfully be excluded.
14. Listing removal, account restriction and suspension
We may remove a listing, restrict functionality, suspend an account or prevent access where reasonably necessary because of:
- a breach of these Terms;
- suspected fraud, impersonation or security risk;
- materially inaccurate or misleading listing information;
- lack of authority to advertise a property;
- unlawful, abusive or discriminatory behaviour;
- a legal, regulatory or law-enforcement requirement; or
- a need to protect users, the Platform or third parties.
Where appropriate and lawful, we will provide a reason and may give the affected user an opportunity to correct the issue or contact us.
15. Availability and changes to the Platform
Kee2Kee is a developing technology service. We may test, add, change or withdraw features and may temporarily suspend access for maintenance, security or operational reasons.
We do not promise that the Platform will be uninterrupted or error-free, but we will not use this clause to exclude rights or remedies that cannot legally be excluded.
16. Our responsibility and liability
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any statutory consumer rights that cannot lawfully be excluded.
Subject to those rights, Kee2Kee is a platform that helps users discover and communicate about property. We are not responsible for the independent acts, promises, omissions or contractual decisions of users, landlords, renters or third-party service providers merely because they met or communicated through the Platform.
We are not responsible for losses caused by a user relying on information that the user knew, or reasonably should have known, was inaccurate, or by a user failing to carry out reasonable checks before entering a property transaction.
Where KOVENT ESTATES LTD separately acts as the appointed estate or letting agent, its legal responsibilities in that capacity are not excluded by this Platform clause.
17. Additional terms for business users and advertisers
If you use Kee2Kee wholly or mainly for your business, trade or profession, you are a business user for these Terms.
To the fullest extent permitted by law, we will not be liable to a business user for indirect or consequential loss, loss of profit, loss of revenue, loss of business opportunity, loss of anticipated savings, loss of goodwill or loss caused by unauthorised alteration or misuse of Platform data.
A business advertiser will be responsible for reasonable losses and third-party claims suffered by us to the extent they result from that advertiser’s material breach of these Terms, lack of authority to publish a listing, unlawful content, or infringement of a third party’s intellectual property rights.
Any paid business package may contain a separate liability cap, service level, billing term or cancellation provision which will be disclosed in the applicable commercial terms.
18. Personal information and privacy
Our Privacy Policy explains how KOVENT ESTATES LTD handles personal information in connection with Kee2Kee.
Landlords, agents and other users who receive personal information through Kee2Kee must only use it for a legitimate purpose connected with the relevant property enquiry, rental process or service and must comply with applicable data protection law.
19. Coming Soon and launch-list registrations
Joining a Kee2Kee launch list registers your interest in receiving launch-related updates. It does not guarantee an exact launch date, early access, a property, a tenant, a listing position or acceptance onto any future paid service.
Renters and flat-sharers may be notified when the renter service becomes available. Landlords may be notified when landlord access and property-upload functionality become available.
You can withdraw from launch marketing communications using the unsubscribe method provided in the message or by contacting us.
20. Complaints, safety concerns and contact
If you believe a listing is fraudulent, inaccurate, discriminatory, unsafe or unlawful, or if you have a complaint about the Platform, please contact us with enough information for us to identify the issue.

21. Governing law and courts
If you are a consumer, these Terms are governed by English law. You may bring proceedings in the courts of England and Wales, and if you live in Scotland or Northern Ireland you may also have the right to bring proceedings in your local courts.
If you are a business user, these Terms and any non-contractual dispute or claim arising from them are governed by English law and the courts of England and Wales will have exclusive jurisdiction.
22. Changes, severability and general terms
We may update these Terms where reasonably necessary to reflect changes to Kee2Kee, our business, technology, security requirements or applicable law. Where a change materially affects an existing contractual service, we will provide notice where required by law.
If any provision is found to be invalid or unenforceable, the remaining provisions will continue to apply.
A delay in enforcing a right does not mean that right has been waived.
We may transfer our rights or obligations to another organisation where permitted by law. Where the law requires it, we will ensure that such a transfer does not reduce consumer rights.
